Snow Removal Planning in RI & MA: A Property Owner’s Checklist

The best time to plan snow removal is while you can still see the driveway edges, walkways and obstacles. A clear property plan helps a contractor quote the right work and gives owners a better understanding of what will happen during a storm.

Map the areas that actually need service

Start with the route people use from parking to the building. List the driveway, front steps, side paths, mailboxes and other access points you need cleared. Commercial owners should identify employee and visitor entrances, accessible routes and dumpster access during the walkthrough. Each area should appear in the written scope rather than be assumed.

Agree where snow will go

Point out retaining walls, planting beds, low fixtures and surfaces that need special care. Discuss snow-storage areas before piles build up. If storage is limited, ask how relocation or off-site hauling would be quoted. A narrow side walkway may require hand work even when the driveway can be plowed.

Understand the trigger and repeat visits

A snowfall trigger is the accumulation level that starts the agreed service. C&E commonly uses a 1-inch trigger in residential proposals, but the signed agreement controls. A long storm may need several visits, and a refreeze can require ice treatment even without fresh snowfall.

Ask how additional visits are charged, which areas are prioritized and whether you need to move vehicles. Avoid assuming that one visit means every surface will remain clear for the rest of a storm.

Check whether ice treatment is included

Plowing, shoveling and salting are different tasks. An estimate should explain which ones are included and how ice-only conditions are handled. Deicing products also need careful application around turf and planting beds. University of Minnesota Extension describes how deicing salts can affect landscapes. Follow product directions and discuss sensitive areas with your contractor.

Prepare your estimate request

  • Send your address and photos showing the full driveway or parking area.

  • Include steps and paths that are not visible from the street.

  • Describe gates, steep areas, parked vehicles and known obstacles.

  • Ask about pre-season marking and the difference between per-visit and seasonal options.

  • Confirm route availability and written terms before considering the property booked.
